EFFECTIVE: JUNE 1, 2023. 

 
PETS LIVING AT SUMMERWOOD PRIOR TO JUNE 1, 2023 ARE EXEMPT, WITH ONE EXCEPTION: "VISITOR" OR "FAMILY MEMBERS" SHALL NOT BRING DOGS OR OTHER DOMESTICATED/NON-DOMESTICATED ANIMALS ON TO SUMMERWOOD PROPERTY.


No dog, cat or domesticated animal may be brought onto Summerwood (SW) Property without the knowledge and prior written consent/approval of the SW Board of Trustees (BOT) after June 1, 2023.  

No renters shall keep a pet at SW at any time.

Dogs may ONLY be kept by a Deeded Owner.
One dog is allowed per condominium unit.  A deeded owner may keep 1 domesticated cat in addition to 1 Dog.

No "family members" or "visitors" of a renter or deeded owner may keep a dog, cat or pet of any kind, nor bring a dog, cat or other animal, domesticated or non-domesticated, onto SW property.


NOISE VIOLATIONS:
Barking or whining lasting more than 15 minutes will result in a $50.00 fine.  A second offense will result in a $100.00 fine and a formal report filed with the local animal control officer.

 
REQUIREMENTS FOR APPROVAL OF DOGS:
Prior to a dog being permitted to be kept on SW property, the following information must be submitted for written approval by the BOT:
1. A photograph of the dog standing on all 4 legs.
2.  A description of the breed of dog and current weight, including mixed breeds.

 (No aggressive breeds or aggressive mixed breed dogs; "aggressive breed" as defined by the AKC)  See below "excluded pets"
3.  No dog weighing more than 40 pounds at its full-grown weight will be permitted.
4.  A new photograph of the dog will be submitted with the annual census each year.


 EXCLUDED PETS:

1. No "aggressive breed" nor mix of an "aggressive breed" dog shall be permitted to be kept on SW property; "aggressive breed" being, as described by the American Kennel Club Aggressive Breeds List.

2.  No exotic animals; including, but not limited to:  exotic birds, snakes, reptiles, rodents, ant farms, non-domesticated animals of any kind.

 EXCEPTIONS: (Owners and renters-Service/ESA Animals ONLY)
Documentation must be submitted to the BOT prior to a Service Dog or Therapy Service Animal being exempted.
Service animal:  

1. A Service animal must be a Dog.  A certificate of Registration and Training issued and approved by the National Association of Service Animals, according to the (ADA) American Disabilities Act, must be submitted for approval by the BOT BEFORE the animal is exempted and allowed to be kept at SW.

2.  Therapy Animals:  A Therapy animal (ESA) may be a dog or cat, or a domesticated animal otherwise permitted under SW Rules and Regulations.  
*Non-domesticated ESA animals of any kind will not be permitted.*

APPROVAL OF EXEMPTIONS AND EXCEPTIONS:
The following documents must be submitted to the BOT BEFORE a Therapy Animal may be kept on SW property:
1.  A Certificate of Registration and Training from the National Association of Therapy Animals, and/or State of Massachusetts Licensed Training and Registry program.
2.  A letter written by a local (within 80 miles) registered medical professional with physical offices existing within the State of Massachusetts stating a medical or emotional "need" for an ESA animal.
  No "On Line" certificates of "need" will be accepted.
3.  All Service/Therapy Animals must be registered with the United States Service Animal Registry.
