Update below for 2024 re: Mini-Splits.
a. The architectural character of any community is established by the architects who originally designed it. The Trustees are responsible for preserving the architectural integrity of that design. An Architectural Committee may be appointed by the Trustees for the purpose of maintaining such integrity. Control standards may be established from time to time and all Unit Owners will be informed of such standards. These standards are not intended to stifle the imagination or creative desires of owners, but rather to assure them that protective and value of their property. Therefore, any changes to the exterior of the condominium must be approved in advance in writing by the Trustees, or their on site representative. Any work performed by contractors on an owner's unit must have prior approval by the Board. A copy of the contractor's certificate of insurance liability must also be received. before starting the project. This includes exterior doors and windows. If, when replacing storm doors, front doors, back doors, sliders and windows, your contractor chooses to replace the surrounding “trim” it becomes the unit owner's responsibility to paint the trim the same color as the rest of the building . The door must also be painted the same color as the doors in the building. The painting of the doors and trim must take place within 10 days of any changes. IMPORTANT, all replacment storm doors and windows must be “white”.
b. (1) any work regarding replacing windows must be done by a licensed contractor with a certificate of liability--(2) a copy of the contractor's license along with his/her certificate of liability must be submitted to the board prior to any work being done--(3) a building permit from the town of Mashpee must be pulled--(4 any windows that are replaced MUST be "replacement" windows of the same size that are currently on the unit--(5) any trim that needs to be replaced as a result of the installation MUST be "azek" or "bodyguard" trim--it is the responsibility of the owner to paint the trim within 10 days of installation (the Trust has the paint codes to match all other trim)--(6) "replacement" windows must be white in color--windows must have "sills" and no flat casing--once the installation is complete please contact the Trust so that we may inspect the job and make sure that all work conforms to Summerwood requirements--once the contractor's documents along with a copy of the building permit have been submitted to the Trust, you will receive permission to proceed.
UPDATE JANUARY 2024 MINI-SPLIT INSTALLATIONS
Mini-split HV/AC units may be installed. Guidelines: A single (1) vertical chase is allowed only in the rear patio area. The condenser unit must be placed on the rear patio. Access to the unit via basement and near the attic without penetrating the facia or roof is allowed.
The following protocol MUST be followed:
1. The Owner must submit a written request to the Board of Trustees (BOT) for permission to install a mini-split.
2. Upon approval by the BOT, the Owner must submit the name and license number of the contractor who will install the system.
3. After the BOT's written approval of the contractor, a detailed diagram delineating the location and positioning of all components of the system must be submitted to the BOT for approval.
4. A letter of approval will be issued by the BOT if the information submitted is complete and detailed.
5. An appointment must be made with the Summerwood Maintenance Supervisor to schedule an on-site inspection of the system BEFORE installation with both the owners and contractor present.
6. After the installation is complete, the Summerwood Maintenance Supervisor will inspect the installation to ensure that the newly installed system meets the guidelines and specifications set forth by the Board of Trustees.
