a. No awnings, antennae, aerials, banners, clothes lines, rental/sale signs, wiring to include cable television or telephone or other alterations shall be attached to the outside walls of the unit, or patio area.
b. No signs, (i.e., For Sale/Rent, political, etc.) will be displayed inside any window/sliding door or on any part of the buildings and common areas.
c. Signs containing offensive material or language are prohibited.
d. No clothes, clothes lines, sheets, blankets, laundry, any kind of clothing, towels or rugs will be hung at any front, rear or side common areas (including the patio areas).
e. No trash will be left on the front steps or back patio.
f. There is no dumping of cat litter, charcoal, ashes or trash on the property of Summerwood, especially the wooded areas. Violators may be subject to arrest and fines.
g. No items shall be stored in the common area.
h. Only patio furniture, barbecues and plants will be allowed on the patios. Storage of firewood shall be stacked neatly in the wooded area directly behind the unit's patio. Tarps of a dark color may be used (i.e., Brown). Delivery of wood will not be allowed on the grass area. Spas, hot tubs or anything similar are not allowed at Summerwood.
i. The front common area will be used for egress/ingress only, gatherings will be held in the back area.
j. Removal of trees or shrubs from the common areas is strictly prohibited. Flowers may be planted in the front and side of units by the residents provided the flowers enhance the look of the unit.
k. Any request for a variance in the wooded areas to the above paragraphs must be submitted in writing to the Board of Trustees, by the Unit Owner.
l. Holiday decorations are encouraged and can be used in conjunction with state designated holidays. Said decorations must be removed within 7 days following the holiday. Damage caused by attaching decorations to a building’s exterior or other common area will be the owner’s financial responsibility.
m. Fire pits of any kind are not allowed on Summerwood property.
